Who we are
Simon Cooke | Hilton Head Island Homebuilder
Simon didn’t just move to the Lowcountry — he built his life here. Originally from London, Simon first came to Hilton Head Island years ago and chose to stay. What began as opportunity became home. Decades later, he has raised a family here, built lasting relationships here, and helped shape homes throughout the community.
With more than 20 years in real estate and construction, Simon understands the coastal market from the ground up — from how land lives and breathes to how a home must be engineered to endure salt air, humidity, and time. In 2008, he founded Coastal Living Real Estate Group, later expanding into custom construction with Coastal Living Builders in 2017 — a natural evolution rooted in his desire to control quality from foundation to finish.
Simon specializes in new builds and large-scale renovations designed to feel timeless rather than trendy. He believes craftsmanship is quiet, intentional, and built to outlast passing design cycles.
Known for his calm leadership and hands-on presence, Simon is deeply engaged in every phase of the build — from interpreting architectural plans to the final details that protect and preserve the home. He believes great construction is both art and discipline.
Grounded in building science, his approach prioritizes performance as much as beauty. In the Lowcountry climate, that means careful attention to moisture management, air flow, structural integrity, and envelope detailing. Above-code standards are not upgrades — they are expectations. Every decision is made with longevity in mind.
Creative collaboration remains central to his process. Simon works closely with architects, designers, and homeowners to ensure vision and execution align seamlessly. The result is a home that feels intentional, cohesive, and enduring.
He anticipates challenges before they surface and leads each project with steady precision — a composure shaped by years of professional golf and refined through experience in high-performance environments.
Today, Simon and his wife Margaret live in Sea Pines, where they are raising their two children and building not just homes, but a life deeply connected to the Lowcountry.
